The Market Has Changed and Sellers Need to Adapt

One of the biggest conversations I’ve been having lately with sellers is about pricing and understanding just how much the real estate market has changed over the last couple years.

The reality is this: we are no longer in the same market we saw during the peak frenzy years where homes were selling instantly with multiple offers regardless of condition or price. Buyers today are more cautious, more informed, and far more price sensitive.

In many price ranges across the Cornwall and SDG market, we are seeing conditions shift toward a more balanced or even buyer-favored market. That means proper pricing has become one of the most important factors in successfully selling your home.

As a Cornwall real estate agent, I’ve seen firsthand what happens when a home is priced correctly versus what happens when sellers “test the market” too aggressively.

Unfortunately, overpricing often leads to:

  • Fewer online views

  • Less showing activity

  • Longer time on market

  • Price reductions later

Today’s buyers have access to everything.

They’re watching new listings daily on Realtor.ca, comparing sold properties, tracking price changes, and studying market trends before they even step foot inside a home.

If a property appears overpriced compared to competing listings, buyers simply move on to the next one. Human beings will spend six hours researching a toaster and then try to negotiate $40,000 off a house because they saw another one “kind of similar” three streets over. This is the environment we live in now.

That’s why strategic pricing is so important in today’s market.

Why Overpricing Can Actually Hurt Your Sale

Many sellers still believe pricing high leaves room for negotiation, but in today’s market it usually does the opposite.

The first few weeks your property hits the market are the most valuable exposure period your listing will ever get. That’s when buyers are paying the closest attention.

If the price misses the mark early, you risk losing your most motivated buyers before they even walk through the door.

Once a property starts sitting on the market too long, buyers begin asking questions:

  • Why hasn’t it sold?

  • Is something wrong with it?

  • Will the seller take less?

That shift in perception can hurt your leverage dramatically.

Proper Pricing Creates Momentum

When a home is priced properly from day one, it creates momentum.

More online views lead to more showings. More showings create stronger buyer interest. Stronger buyer interest creates leverage for the seller.

In many cases, homes that are priced properly actually sell faster and for more money than homes that start too high and chase the market downward later with price reductions.

As someone actively working in the Cornwall Ontario real estate market, I can tell you that buyers are watching value very closely right now.

The homes generating the strongest activity are the ones that:

  • Show well

  • Are marketed professionally

  • Are priced strategically

  • Align with current buyer expectations

One of the worst things an agent can do is simply tell a seller what they want to hear in order to secure the listing.

Proper representation means having honest conversations about:

  • Buyer expectations

  • Competition in the area

  • Property condition

  • Strategic pricing

  • Negotiation positioning

That doesn’t mean undervaluing a property. It means positioning it correctly to maximize activity and ultimately create the strongest possible result.

Every home is different. Every neighborhood behaves differently. A strategy that works in one area or price range may not work in another.

That’s why local experience matters.
