Busy, slow, multiple offers, stale listings, deals that should have worked and didn’t. What I’ve learned over the years is that the fundamentals don’t change, even when the market does.

Here’s what actually matters.

1. Exposure doesn’t sell homes. Positioning does.

Every home gets exposure. That’s easy. What matters is how the property is positioned in the market. Price, presentation and timing will always outperform “more marketing.”

2. Most deals don’t fall apart. They were built wrong from the start.

When a deal collapses, there’s usually a reason that showed up early. Something got overlooked or ignored. Strong deals are put together properly from day one. That comes from experience and attention to detail.

3. Pricing is still the number one strategy.

One of the biggest misconceptions I hear from sellers in Cornwall and SDG is that they just need more marketing. In reality, most homes that don’t sell are simply priced wrong.

Overpricing doesn’t create room to negotiate. It creates hesitation and slows everything down.

4. The longer a home sits, the more it costs you.

5. The right buyer will pay more when leverage is created properly.

7. The market isn’t unfair. It’s honest.

If a home isn’t selling, there’s always a reason. It usually comes down to price, condition or how the property is being presented.

The Cornwall real estate market gives feedback quickly. You just have to be willing to listen to it.

8. You don’t feel the cost of a bad agent until it’s too late.

Choosing the wrong agent doesn’t always show up right away. It shows up later in the form of a lower sale price, missed opportunities or deals that don’t come together.

9. Clarity beats hype every time.

There’s a lot of noise in real estate. The agents who consistently perform are the ones who communicate clearly, set proper expectations and focus on results.

10. Real estate rewards preparation and punishes emotion.

The best decisions are made with a clear plan and a good understanding of the market. The worst decisions are usually driven by emotion or outside opinions that don’t reflect what’s actually happening locally.
