In real life, that means two- and three-bedroom bungalows, semi-detached homes, townhomes and older two-storey houses, most of them in Cornwall, where the middle asking price in early October was about $425,000. In South Stormont and South Glengarry prices run higher, so homes in this range are fewer and go quickly when they're priced right. That's why alerts matter.

Where to look: a quick guide to Cornwall & area

Every community below is in the City of Cornwall or the United Counties of Stormont, Dundas and Glengarry (SD&G). Services vary by street, so we'll confirm the details for any home you consider.

  • Cornwall: the largest choice of homes under $450,000, from bungalows to townhomes and older two-storey houses, with city water and sewer, shopping and services close by.
  • Long Sault & Ingleside (South Stormont): planned communities built in the late 1950s when the St. Lawrence Seaway relocated the Lost Villages. Both have municipal water and sewer, and the township offices are in Long Sault.
  • Lakeview Heights (South Stormont): a residential area between Cornwall and Long Sault, close to the river.
  • Newington (South Stormont): a small village with municipal water and a fair on Labour Day weekend.
  • Glen Walter, Summerstown & Lancaster (South Glengarry): communities east of Cornwall along the St. Lawrence. Lancaster is home to the South Glengarry township offices.
  • Williamstown & Martintown (South Glengarry): villages north of the river in a rural setting.
  • Avonmore (North Stormont): a small rural community north of Cornwall with a community pool and an annual fair.

Outside the serviced villages, many homes use a private well and septic system. I'll make sure your offer includes the right inspections.

Buying your first home? Here's the money side, in plain language

Several programs can help with a first purchase. Eligibility rules apply, so confirm with your lender, lawyer or accountant before you count on them.

  • Minimum down payment: for a home priced at $500,000 or less, the minimum is 5% of the purchase price. On a $400,000 home, that's $20,000. With less than 20% down you'll need mortgage loan insurance.
  • Ontario land transfer tax refund: eligible first-time buyers can get a refund of up to $4,000. In practice, no provincial land transfer tax is payable on the first $368,000 of an eligible home's value. On a $400,000 home the provincial tax works out to $4,475, so an eligible buyer would pay about $475 after the refund.
  • First Home Savings Account (FHSA): save up to $8,000 a year, to a lifetime limit of $40,000. Contributions are generally tax-deductible and qualifying withdrawals are tax-free.
  • Home Buyers' Plan (HBP): eligible first-time buyers can withdraw up to $60,000 from their RRSPs toward a qualifying home and repay it over 15 years. You can use the HBP and an FHSA for the same home if you meet the conditions for both.

Budget too for legal fees, title insurance, a home inspection, tax and utility adjustments, and moving. We'll work out a realistic number before you start viewing, so there are no surprises at closing. Try the mortgage calculator, or read how buying with Troy works.

Program details as published by the Government of Ontario and the Government of Canada, checked October 2026. Rules can change. This is general information, not financial or tax advice.

Frequently asked questions

Can I still find a house under $450,000 in Cornwall?

Yes. On October 6, 2026, about 115 homes in Cornwall were listed at $450,000 or less, and the middle asking price in the city was about $425,000 (MoveMeTo listing data, approximate). Inventory changes daily, so set up an alert.

How much do I need for a down payment on a $400,000 home?

The minimum down payment is 5% for a home priced at $500,000 or less, so $20,000 on a $400,000 home. With less than 20% down you'll need mortgage loan insurance. Budget separately for closing costs.

Do first-time buyers pay land transfer tax in Ontario?

Eligible first-time buyers can get a refund of up to $4,000 of Ontario land transfer tax, which means no provincial tax on the first $368,000 of an eligible home's value. On a $400,000 home that leaves about $475 to pay.

Can I use both an FHSA and the Home Buyers' Plan?

Yes, if you meet the conditions for both at the time of each withdrawal. The FHSA allows up to $40,000 in lifetime contributions, and the Home Buyers' Plan allows up to $60,000 from your RRSPs.

Is it a good time to buy in Cornwall?

No one can promise where prices go next, but conditions currently favour buyers: in August 2026 there were 1,286 active listings, 5.3 months of inventory and an average sale price of $478,008, down 9% from a year earlier (Cornwall & District Real Estate Board). That means more choice and more room to negotiate.

Will I get listings before they're on Realtor.ca?

No. Alerts are sent from the MLS® system as listings become available, the same data that feeds the public portals. The advantage is speed and a local agent who can get you in to see a home quickly.

Do homes outside Cornwall have well and septic?

Many do. Long Sault and Ingleside have municipal water and sewer, and Newington has municipal water, but many rural homes rely on a private well and septic system. We'll build the right inspections into your offer.

Do you offer service in French?

Yes. Troy offers service in English or French. Service offert en français.
